Who Qualifies for a VA Loan?

The VA has established minimum service requirements that determine who can access the VA home loan benefit. Most active duty veterans, guard members, and reservists qualify — and surviving spouses may as well. Here are the four main paths to eligibility:

    Active Duty — Peacetime Service181 continuous days of active duty service during peacetime meets the VA's minimum service threshold.

    National Guard or Reserve ServiceSix years of service in the National Guard or Reserves qualifies you — or 90 days (at least 30 consecutive) under Title 32 federal orders.

    Surviving SpouseUn-remarried spouses of veterans who passed away during service or as a result of a service-connected disability may be eligible.

Special Circumstances

Discharged Early? You May Still Be Eligible.

Not every veteran's service followed a standard path. The VA recognizes that and has built in exceptions. If your discharge falls into one of these categories, eligibility may still be within reach:

Government Convenience or Hardship

Veterans who were discharged due to personal hardship, a military reduction in force, or at the convenience of the government may still meet VA eligibility standards.

Medical or Service-Connected Disability

A discharge resulting from a medical condition or a disability directly tied to your service does not disqualify you — you may still be fully eligible for the VA loan benefit.

Early Separation

Veterans who left early under an "early out" program but completed at least 21 months of a 2-year enlistment may still qualify for VA home loan benefits.

Certificate of Eligibility

Before a lender can fund a VA loan, they need confirmation from the VA that you meet the service requirements. That confirmation comes in the form of a Certificate of Eligibility, or COE. Surviving Spouses

Eligibility for Surviving Spouses

If you are the un-remarried surviving spouse of a veteran who passed away in service or from a service-connected condition, you may be entitled to the VA home loan benefit. The COE process for surviving spouses varies depending on your situation:

If You Receive DIC Benefits

Surviving spouses receiving Dependency and Indemnity Compensation will need to complete VA Form 26-1817 and provide a copy of the veteran's separation paperwork. We can walk you through every step of this process.

You'll need to apply using VA Form 21P-534EZ, submitted to the VA Pension Management Center. Required documents include your marriage certificate, the veteran's death certificate, and their separation paperwork.
