More Tennessee veterans qualify than you might think. Let's walk through exactly what the VA requires — and how we can help you find out in minutes.
The VA has established minimum service requirements that determine who can access the VA home loan benefit. Most active duty veterans, guard members, and reservists qualify — and surviving spouses may as well. Here are the four main paths to eligibility:
Not every veteran's service followed a standard path. The VA recognizes that and has built in exceptions. If your discharge falls into one of these categories, eligibility may still be within reach:
Veterans who were discharged due to personal hardship, a military reduction in force, or at the convenience of the government may still meet VA eligibility standards.
A discharge resulting from a medical condition or a disability directly tied to your service does not disqualify you — you may still be fully eligible for the VA loan benefit.
Veterans who left early under an "early out" program but completed at least 21 months of a 2-year enlistment may still qualify for VA home loan benefits.
Before a lender can fund a VA loan, they need confirmation from the VA that you meet the service requirements. That confirmation comes in the form of a Certificate of Eligibility, or COE. The good news: you don't need to obtain it yourself before calling us. In most cases we can pull it electronically using just your Social Security number and date of birth — often in minutes.
This is the easiest path. When you work with us, we request your COE electronically as part of the loan process. You don't have to do a thing — it's included in what we do.
You can request your COE directly through the VA's official website at va.gov. The process is fully electronic and most requests are processed immediately.
If you prefer, you can submit VA Form 26-1880 by mail. This takes longer than electronic methods but is a valid option for any veteran.
Depending on your service history, your lender may request supporting documents. Here's a general guide by service type:
| Service Type | Documents Typically Required |
|---|---|
| Veteran (discharged) | DD Form 214 — Report of Separation |
| Currently on Active Duty | Statement of Service signed by your commanding officer |
| National Guard or Reserves — Currently Serving, Never Federally Activated | Statement of Service plus a retirement points statement |
| National Guard or Reserves — Federally Activated | DD Form 214 along with DD Form 214-1 (Reserve Component Addendum) |
| Discharged National Guard — Never Federally Activated | NGB Form 22 and NGB Form 23, or DD Form 214 with DD Form 214-1 |
| Discharged Reserves — Never Federally Activated | Branch-specific reserve separation documentation — contact us for details |
If you are the un-remarried surviving spouse of a veteran who passed away in service or from a service-connected condition, you may be entitled to the VA home loan benefit. The COE process for surviving spouses varies depending on your situation:
Surviving spouses receiving Dependency and Indemnity Compensation will need to complete VA Form 26-1817 and provide a copy of the veteran's separation paperwork. We can walk you through every step of this process.
You'll need to apply using VA Form 21P-534EZ, submitted to the VA Pension Management Center. Required documents include your marriage certificate, the veteran's death certificate, and their separation paperwork.
Passing the VA's service requirements gets you in the door, but lenders also review your financial profile. Here's what matters when we review your application at Tennessee VA Home Loans:
The VA itself doesn't set a credit score floor, but most lenders look for a minimum 620 FICO score. If you're not there yet, we can connect you with resources to help improve your score before applying.
The VA requires that borrowers have a certain amount of money left over each month after all major bills are paid. This "residual income" check is unique to VA loans and actually provides more flexibility than conventional underwriting in many cases.
We look at how your total monthly debt payments compare to your gross monthly income. Combined with residual income, this gives us a full picture of what you can comfortably afford.
